We understand that if you are looking to build commercially with us that you likely have targets, indicators and goals to meet and we pride ourselves on working hard and always professionally to meet your needs and goals. We spend a lot of time at the front end with designing and planning, to ensure that all details have been decided upon before beginning construction, allowing for the build to happen smoothly without hesitations or hidden surprises that would cause delays or add costs to the project. During this initial period, we also get to understand what is important to you and what you are trying to achieve with your project to ensure we deliver a result that meets then exceeds expectation.
Once the planning and design stage has been finalised, we will tender the project and during this stage we will engage industry professionals/ colleagues to refine any previous provisional budget reviews and neaten a number for contract sum. Once a contract is signed construction will begin.
Our Project management software Buildertrend gives you the ability to track key components of your project to ensure we are staying on track to meet your expectations, needs and goals. Buildertrend Schedule component gives you an insight on the project progression to see if its running on time or ahead of time to meet deadlines, and we can also have prompts through the schedule for any reminders needed such as selecting/ ordering products.
The daily log element of Buildertrend provides you with the ability to check-in daily and see what work has been completed and make any comments for the field crew, sub-contractors, supervisors and your builder to see. Buildertrend also provides a breakdown and view of project pending, and job running costs to manage overall spending throughout the entire project, with this information we can manage the project spending to ensure no overspending if budget is a primary concern.

New Farm Guesthouse
Our involvement with the extension and revitalisation of an inner city multi-residential boutique guest house has been one of the most rewarding commercial projects that we have done. The new three storey extension to the existing property included 15 bedrooms, two large living bedrooms with bathrooms, share bathroom and two communal kitchens. There was a bridge connecting the existing to new area, which created a great outdoor social area on the top floor and seamless transition between buildings on the middle level. On the ground floor we built a new gym area and laundry room, as well as two separate private living quarters with their own ensuite and kitchenette. The original building with its 14 bedrooms was also renovated.

Bedshed, Aspley
The Aspley Home maker centre is the residence of Queensland’s largest selling ‘Bedshed’ outlet, of which we had the privilege of refitting in late 2018. Having to work outside of shop hours saw night works and a dedicated night supervisor for all trades that worked on the project. All new joinery was shipped and stored in a storage container to save on multiple delivery fees as it was transported from Sydney to Brisbane. The fit out was broken into three stages and completed over 4 weeks. Staging was divided into thirds of the store so business could still operate whilst construction was taking place to avoid loss of revenue.

Kippa-ring Veterinary Clinic
This project started with an existing vet practice of 25 years, with the challenge to design a new building and facilities for the new business owner Green Cross Vets. The new building was designed and built behind the existing practice to maintain trading while construction and fit out took place. The existing building was removed once the team of Green Cross Vets were up and running in the new building. A carpark then replaced the old building. The new building of 415 m2 total, consisted of four consult rooms, two surgery theatres, cat and dog kennels, isolation rooms and prep areas. The design reinforces the reputation Green Cross Vets have built Australia wide as a provider of up-to-date and customer friendly veterinary services.
City Tabernacle Church
The restoration of the City Tabernacle Church is a project we were very fortunate to be involved with. The existing building was rich with history and restoration required traditional construction methods. The heritage building built in 1890s suffered water and hail damage from the severe Brisbane hail storm in November 2014, which saw the original stained-glass windows smashed by hail along with major water damage to the original hearth plaster ceilings and rendered white set walls. The large ornate cornice, detailed plaster around windows, and original stained glass all required specialised techniques and trades to restore. The roof suffered extensive hail damage and need all roof sheeting and box gutters replaced. It took six months to restore the church and the process brought the old building into the 20th century as it allowed for installation of air-conditioning, and a fresh new appearance.

The first time I met Ryan from RJM builders was when he was renovating a house in my street. I was living at Paddington at the time and watched this old Queenslander transform into something absolutely exquisite.

I casually enquired regarding my property which had nothing going for it other than its location. After fighting to get my front door to open and observing the tiles falling off in the bathroom, Ryan suggested we look at changing the floor plan, and I had always wanted to build in downstairs. Within a week he presented a lay out of a house I had never even thought of, letting the home flow and allowing enough natural light in all areas . Without going into too much detail I wanted to achieve as much as I could on a small lot, not wasting any land. Ryan walked me through all the council requirements and managed to get everything approved. The property went from a two bedroom with study and single bathroom, into a 6 bedroom, five bathroom, two living areas, two huge decks, pool and landscaped gardens. Winning master builders award and giving me above and beyond what I ever imagined. The property was designed to earn an income and be a residence which it easily achieved, along with exceeding bank valuation.
A year or so later I came across an old boarding house with an unusual DA approval for an additional 15 rooms. It was an ambitious renovation but my cheeky offer was accepted. The property had 15 tenants and our challenge was to renovate and extend the building keeping the tenants so I had an income stream. The written word cannot describe the stress and challenges we faced but Ryan was there till the end, always a cool head, positive and never giving up. Today it is a beautiful 29 room guest house in the heart of New Farm with close to 100% occupancy. The neighbours now love what we have created along with council and community as a whole. It is my single greatest achievement, I still walk through the property and get emotional because I remember how bad it was and the challenges we faced. Without Ryan’s help on this project I know I would have struggled to realise my dream and will never forget his perseverance and determination to make it become reality.
Lastly I own Bedshed Aspley which is a bedding retail store for 13 years which was tired and needed a re-fit. Bedshed have their own builders but I wanted to use Ryan for his attention to detail and expertise. After our history this re-fit was a walk in the park, we traded through the entire process and the store looks absolutely stunning. Our head office were impressed and it reflected in our sales. Being in business myself I have always found Ryan very approachable, honest and proud of what he does. In late November 2014 the church suffered substantial damage in a major storm and subsequent major rain events caused further damage to other areas of the building. The building is significant heritage building built, in 1890, so the restoration work required a building contractor who could appreciate that fact and bring all of the necessary skill to the project and select and manage the necessary trades to ensure the quality of the workmanship and deliver a complex project in a building that had to remain open during the restoration works.The work included replacement of the roof, major repairs to plaster ceilings, repairs to leadlights including the plaster mouldings, the painting of the auditorium which required the placement of major scaffold and various other repairs for timber floors and the like. Their work has extended to three other properties including a house that in effect has been extensively renovated. The overall cost of the projects is in the order of $1,000,000.00.
