Expanding your family home or growing your real-estate renovation portfolio are always an exciting experience for both client and builder. Renovations have been one of the most rewarding but also surprising ways to build because there are always a few hidden issues that aren’t found until work has begun – most find this concerning but we live for problem solving and creating positive solutions and ideas.

Renovations require a detailed eye at all stages of the journey from planning through to day-to-day on-site construction, and we pride ourselves on the ability to seamlessly blend the existing home with your newly built or refurbished home to create your sanctuary.

Those who have renovated houses in the past to ‘’sell-on’’ are more than aware of the Certifications, Approvals and fees associated with construction, however a lot of families looking to grow their sanctuary are
not. We like to sit down and explain these items to ensure a full understanding of what’s involved from start to finish of the construction journey. We are more than happy to sit down with you and discuss any questions you may have about the entire project.

For those who don’t have drafted plans we offer a service that helps find a designer/architect that best suits your needs and can help achieve your dreams and goals. With this service we will be alongside your designer to ensure all details have multiple experienced eyes across the design to ensure the finish you expect is met and more, also allowing us to track budget and ensure no surprises arise. Once your plans have been developed, we can begin providing budget estimates and/ or develop detailed tenders for a contract sum.

That’s right its finally happening, after all formalities of contracts, planning and design have been finalised its time for the part you have been waiting for, and after what seems like a long journey to get to this point, we want to offer you the most out of the rest of the experience.

If you’re a growing family or flipping houses our project management software Buildertrend, gives you the ability to check in as often as you want on the projects progress. You can view daily logs with progress reports and accompanying photos, track important schedule items for job progression, keep track of budgeting and financial spending, and have a range of customisable selection items suited to your design. Buildertrend also offers a great platform for communication between clients, onsite crew, sub-contractors, supervisors and of course your builder.

Completion of your project is time for celebration! Our handover includes a ‘’welcome home bundle’’, a half day spent with your builder meeting industry colleagues that will give you a personal tutorial on how to use their products such as: ducted air-conditioning; pool management and how to use control systems; audio and visual technology; smart home automation; ZIP water systems; garage doors; and dumbwaiters just to name a few examples. Finally, we handover your keys to your newly designed home, but WE don’t say goodbye here, instead we offer a maintenance service that provides you with general trade services for years after your build which means that any future work you need you won’t have to go through the searching process of a trade because you will already know some familiar faces.

Craven Street

This luxury/high-end internal renovation with major engineering challenges was a fantastic opportunity for RJM to bring an established home in to the modern age gem. Once the renovation was complete the new home had been given a larger entry way with luxury 1200×2400 imported tiles leading up to a gym room and see through glass wine cellar. Moving up stairs is the brand-new kitchen and butler’s pantry making part of the new open floor plan area connecting kitchen, dining and living to the refurbished outdoor entertainment area with plunge pool. Towards the back of the house a library/study, guest bedroom, bathroom and media room. On the third storey a shared bathroom and two bedrooms towards the back of the house. The master bedroom situated at the front of the property with ensuite, walk in robe and private balcony with views from Eagle Farm Racecourse through to the Brisbane airport.

Rockbourne Terrace Paddington

This original condition character listed home of the early 1900s was in need of a makeover and brought into the 20th century. Existing internal layout was reconfigured to open up the living space into an open plan kitchen with a survey window out to a new deck extension. Use of gloss black tiles thought floors and walls of the bathrooms brought in the modern alongside the old style home. The undercroft of the house was built in to give a second living space, new laundry, bathroom. A new modern staircase flowing from the opened up living area up into the existing roof space which was converted into a large loft living space with new bay windows. The original fireplace and brick wall surrounds were made a feature to leave a touch of the old with the new.

Bellavista Terrace Paddington

Winner of the Master Builders 2015 Awards ‘Renovation and Remodeling on a Sloping Site’ was a showcase of RJM Design and shown on the TV programme Best Houses Australia. The challenge was to turn this simple home with 3 bedrooms, 1 bathroom, living, kitchen, carport, laundry into a superior and spacious home with 6 bedrooms, 5 bathrooms, 2 large living spaces, 2 kitchens, with upper and lower decks, gym and sprawling out to very large pool. This build pushed the boundaries by pushing out from under the existing cottage down the steep sloping block to use up all building area available within the building envelope of the block.

Redhill Workers Cottage

The Redhill workers cottage transformation saw a smaller heritage home with two bedrooms and closed in living area transformed into a two storey entertainment home with double door garage fitted with extra-height ceilings for caravan parking, a covered entertainment deck area out the back that flowed inside with sliding bi-fold doors to the kitchen and living area. A new downstairs media/rumpus area adjacent to the new bathroom/laundry combo allowed for future change to a bedroom with ensuites if required down the track. Finally, the home now has two bedrooms with a guest bathroom and master bedroom with ensuite transforming the home into a modern delight with heritage character in buildings appearances.
